SELLER QUESTIONS / INFORMED DECISIONS
Answers before you make a move.
Price, preparation, timing, and offer terms all shape a successful sale. These are common questions we can work through together.
How do you determine the right asking price?+
I prepare a comparative market analysis using the most relevant recent closed sales, active competition, and pending listings available for your property. I also consider condition, lot size, improvements, location, and buyer appeal. It's a pricing recommendation, not an appraisal or a guarantee of the final sale price.
Should I make repairs or updates before listing?+
Not necessarily. I help prioritize improvements by likely buyer impact, cost, and your circumstances. Cleaning, decluttering, touch-up paint, lighting, and small repairs can be worth considering. Expensive renovations are not automatically the best use of your money, and some issues may need qualified specialist advice.
How long should I expect my property to be on the market?+
It depends on the home's price range, condition, location, competition, the current buyer pool, and the season. Rather than promise a number of days, I'll review the most relevant local activity and explain the factors affecting your listing.
What's included in your listing marketing package, and what costs extra?+
My listing marketing package includes professional photography, drone footage, property video and personalized walk-through features, 3D tours, interactive floor plans, dedicated property websites, and digital and social media promotion. Those services are included, not separate seller-paid upgrades. I tailor the presentation to your property. Zillow Showcase is the only optional marketing add-on at the seller's expense, and we'll review its cost before you decide.
What if I need extra time to move after selling?+
We can explore possession timing and, where appropriate, a negotiated seller rent-back, subject to the buyer's agreement and transaction requirements. For example, on my Brush Prairie listing I secured seven additional days for the sellers at no charge after negotiating the full $975,000 asking price.
