DIRECT ANSWERS / COMMON QUESTIONS
Questions worth asking early.
Good decisions begin with useful answers. Here are some of the questions buyers and sellers bring to our first conversation.
What makes a strong listing agent for a luxury property in Southwest Washington?+
Look for sound pricing judgment, tailored visual presentation, an understanding of the likely buyer pool, experienced negotiation, and direct communication. I begin with the property's distinguishing features and the competitive market rather than a generic marketing package.
Can the same broker help me buy or sell in both Washington and Oregon?+
Yes, when the broker is properly licensed in both states. I'm a Managing Broker in Washington and a Principal Broker in Oregon, affiliated with Works Real Estate. I help coordinate decisions across the Southwest Washington and greater Portland markets.
How do you price a property with acreage, an ADU, or unusual features?+
I compare the closest available sales, make the differences explicit, and explain how those features may affect buyer appeal. When comparable sales are limited, I expand the search methodically and make the uncertainty visible rather than suggesting a false level of precision.
What if I need to buy a home before my current property sells?+
I start with your timeline, equity, financing, and willingness to carry overlap. Then I help evaluate sequencing, contingencies and possible alternatives alongside your lender before we choose a strategy.
Do you only work with luxury clients?+
No. I represent first-time and experienced buyers, sellers, luxury homeowners, and people considering unique or investment properties. The consistent part of my service is attentive advice and skilled representation, not a minimum price point.
Can you help evaluate a rental property or commercial building?+
I can assist with property searches, negotiations, due diligence coordination and real estate transaction strategy. I do not replace a tax adviser, attorney, lender, appraiser or technical inspector.
